Do I really save money booking direct?
Yes — significantly. Airbnb charges guests a 14–16% service fee on top of the rental rate. VRBO charges 6–12%. When you book direct with Newport Beach Vacations at (949) 706-9745, you pay only the nightly rate, cleaning fee, and applicable taxes. No platform fees.
What is an SLP permit and why does it matter?
SLP stands for Short-Term Lodging Permit — a license required by the City of Newport Beach for all vacation rental properties. Operating without one is illegal and puts guests at risk of being shut down mid-stay. Every single one of our 131 properties carries a current, active SLP permit. We do not list unlicensed properties.
What is your cancellation policy?
Our standard policy is: full refund if cancelled 30+ days before check-in, 50% refund for 14–29 days, and no refund within 14 days. However, policies may vary by property and season. Call us at (949) 706-9745 and we will walk you through the specific terms for your booking.
Do you allow pets?
Some of our properties are pet-friendly. Please specify in your message or call us directly — we will match you with a home that welcomes your pet. A pet fee and deposit may apply.
What is the minimum age to rent?
The primary guest booking the property must be at least 26 years old, per Newport Beach city vacation rental regulations. We may request ID verification before check-in.
When is the Newport Beach noise curfew?
Newport Beach strictly enforces a 10pm noise curfew for vacation rentals. No outdoor gatherings, amplified music, or loud activity is permitted after 10pm. Violations can result in immediate termination of the rental with no refund. All guests receive our Good Neighbor Policy at check-in.
How do I get the check-in code?
All check-in information — door codes, parking instructions, WiFi, and property-specific details — are sent to the primary guest email 24 hours before arrival. You will also have access to our online guest portal. If you have any issues on arrival, call our team immediately at (949) 706-9745.
Can I visit a property before booking?
In most cases, no — our properties are occupied by guests between bookings. However, we can arrange a virtual tour via video call for longer stays. Call us to discuss.
Do you handle monthly rentals?
Yes. Several of our properties are available for monthly stays, particularly during shoulder season. Monthly rates are significantly discounted from nightly rates. Contact us directly for monthly availability and pricing.
