Short-Term Rental Agreement

1. Occupancy

The property may be occupied only by the number of guests listed in the booking confirmation. Exceeding maximum occupancy is a material breach of this agreement and is grounds for immediate termination of stay without refund. Maximum occupancy applies 24 hours per day during the reservation period, not just overnight.

2. Check-In & Check-Out

Check-in is at 4:00 PM on the arrival date. Check-out is at 10:00 AM on the departure date. Early check-in and late check-out may be available by prior arrangement. Failure to vacate by 10:00 AM may result in an additional night charge.

3. Newport Beach City Ordinances

Guests agree to comply with all Newport Beach Municipal Code provisions, including but not limited to: Noise Ordinance § 10.28 (quiet hours at 10:00 PM), parking regulations, beach ordinances, and all requirements of Newport Beach's Short-Term Lodging (SLP) permit program.

4. No Smoking

Smoking, vaping, and the use of e-cigarettes is strictly prohibited inside all properties and within 25 feet of any entry. Violation will result in a minimum $250 cleaning fee charged to the guest.

5. No Events or Parties

The property may not be used for parties, events, weddings, or gatherings beyond the stated maximum occupancy. Commercial photography, film, or video shoots require prior written approval.

6. Damage & Liability

Guests are responsible for any damage to the property, its contents, or fixtures caused during their stay beyond normal wear and tear. Guests assume all liability for personal injury and property damage resulting from their use of the property.

7. Cancellation

Cancellation policies are stated at the time of booking and vary by property. Direct bookings follow the cancellation policy communicated at time of confirmation. Platform bookings follow the platform's applicable cancellation policy.

8. SLP Permit Compliance

All Newport Beach Vacations properties are licensed under Newport Beach's Short-Term Lodging (SLP) permit program. Guests acknowledge they have received the Good Neighbor Policy and agree to comply with its terms.
