Historical Guide
"Good day! I'm Professor Harold Vance, historian of the Balboa Peninsula. The Numbered Streets represent the original plat of Newport Beach: laid out from 1st to 38th Street beginning in 1905. These weren't vacation homes first; they were the working neighborhood of the Peninsula. Fishermen, boat builders, the Harbor Department: all lived here before the vacation rentals came."

120 31st St A & B is professionally managed by Newport Beach Vacation Properties. This spacious and newly renovated 5 bedroom rental is less than a block from one of the best beaches in Newport, ideal for sunning, surfing, boogie boarding and more! Each level is a complete unit with living area and kitchen.

Downstairs, the tropical living room has a rattan sofa, loveseat, chair and a large flat screen TV. The sliding glass door opens from the living room onto the spacious private patio. The dining room table seats five with additional stools at the breakfast bar. Both kitchens have a dishwasher, built-in microwave and plenty of cabinet and counter space for
whipping up family meals.

The upstairs living room has a futon, chair and flat screen TV. A solid wood dining room table seats at least eight with benches on both sides and an armchair on each end. The kitchen is clean and bright with tile counters.

The ground floor master has a queen bed and flat panel TV. Perfect for kids, the second bedroom has a twin over double bunk bed with a twin trundle. The full bathroom is in the hall between the two bedrooms.

Upstairs, the large master bedroom is the width of the house and has a king bed, desk with chair and ceiling fan. The bright en-suite bath has a tub/shower combination. With a table that seats six, umbrella and a charcoal BBQ, the roomy patio is perfect for grilling up family favorites and sharing the days adventures, creating memories that will last a lifetime.

The upper deck is very spacious - larger than most - and is partially covered, making it an ideal spot whether the sun is scorching hot or setting over Catalina. With a large round table that seats six and a charcoal BBQ, the deck accommodates more of the family for group meals.

The garage has three parking spaces and the washer dryer.

Pavilions grocery store is just across Balboa Boulevard along with Chihuahua and Sancho’s - serving up tacos, burritos and more - and Gina’s, offering pizza and pasta for the whole family. Around the corner on Newport Boulevard, try Pescadou Bistro for neighborhood French cuisine in an intimate setting, casual Hook and Anchor’s award-winning lobster and seafood or Newport Fresh for sushi!

The newly renovated Lido Marina Village with high-end waterfront restaurants and boutiques is just beyond, along with Via Lido Drugs for prescriptions, cards and unique gifts. The vintage Lido Theatre built in 1938 offers movie-goers a one-of-a-kind experience with its art deco décor, black light accents and an old-fashioned balcony.

The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a short stroll from the rental. Visit Seaside Donuts, Jane’s Corndogs and Dory Deli. Breakfast at Charlie’s Chili is a must for locals and out-of-towners alike. Fly ‘n’ Fish is not to be missed for terrific seafood, but if you want to prepare your own, visit the Dory Fleet Fish Market, which has been selling local fishermen’s daily catch since 1891. Browse shops for souvenirs on McFadden Square or rent boogie boards, bikes and surreys at the foot of the pier.

This rental is perfect for a large family looking to make the most of their time at the beach!
