LIVING and DINING

After a long day in the sun, relax in the roomy living area with cathedral ceilings, leather sofas (one folds out to a queen bed) and flat panel TV. Sink into the espresso leather sofa, flip on the large flat panel TV to watch your favorite show and escape to a blissful place. Watch the Chef prepare dinner at the counter with three stools. The electric fireplace will take the chill off on cool evenings.

The kitchen features quartzite counters with waterfall feature and gray and white glass tile backsplash. Large cabinets provide plenty of storage space. A large, solid-wood table, four chairs and a bench grace the dining area.

BED and BATH

Seashore decor and a king-size sleigh bed create a Tommy Bahama vibe in the master bedroom with en-suite bath with walk-in shower and a private deck to let in the ocean breezes. Find the same breezy beach style in the queen-size second and third bedrooms that share the guest bath with shower/tub combination.

Sneak away from the beach for sunny afternoon BBQs on your private deck. A direct-line gas grill makes it easy to whip up lunch or dinner for the whole group. The 218 square foot deck is furnished with a rectangular high boy table with six stools and additional seating.

In the garage, you’ll find the washer and dryer and tandem parking for two cars. Along with ample parking you will also find EV charging for Tesla vehicles and a generic charger for other models. *Air Conditioning not Guaranteed*

THE LOCATION

Just off West Balboa Boulevard and only seven houses from the water’s edge, you’ll have easy access to the best of Newport Beach.

Wander down to the water for swimming and sunning, then fuel up by grabbing groceries at Pavilion’s or having your pick of favorite eateries. Join the locals at Hook & Anchor for superb seafood in a casual setting, Gina's for pizza and salads or quaint Pescadou Bistro for every day French fare and fine service. Lido Marina Village is a ten minute walk with its high-end shops and restaurants, Nobu being the crown jewel. There are dozens of additional shopping and dining options nearby.

See the beach from a new perspective by pedaling down the bike path (boardwalk) — catch it right down the block. From there, it’s an easy 5-minute ride to Newport Beach Pier for fishing and more shops and restaurants - try the donuts at Seaside Donuts (the glazed blueberry are a BWR favorite!). Bike 15 minutes more to Balboa Pier and Fun Zone for family-friendly excitement. Great Mex and Mint Leaf both boast delicious food at affordable prices. Don't forget to try a Balboa Bar!
